Residential Tenant

The first step to a successful tenancy is to find a property through a reputable letting agent.

We will accompany you to view unoccupied properties where appropriate.

Be expected by the Landlord to take up appropriate references and check on payment history if you have rented a property previously.

Some Landlords or members of their family may suffer from allergic reactions to animals and there may therefore be a restriction on keeping pets at the property. In any event if any pets are kept we reserve the right to take an additional refundable deposit in respect of any damage caused by the pets, refundable at the end of the tenancy should no damage have occurred, please note carpet cleaning is standard and will be expected to be carried out at the end of your tenancy. Fumigation may be necessary.

A Dilapidations deposit equivalent to one and half times the monthly rent is payable on the commencement of the tenancy and will be held by us on your behalf through an insurance based scheme. If in the event of a dispute at the end of the tenancy, the said amount will be forwarded to The Dispute Service Limited. Please ask for further details.

Insurance of the fabric of the building (and Landlord's contents where the property is furnished) is the responsibility of the Landlord, the tenant should consider taking out insurance for their own belongings as this is not covered in the landlords insurance. Further information can be obtained from our office.

During the tenancy (if managed by ourselves) we will need access for routine management visits that we carry out on behalf of the Landlord. We will also require access should any maintenance or repairs that may have been requested by you as the tenant need to be carried out.

PLEASE NOTE THAT THE TENANCY AGREEMENT IS A LEGALLY BINDING DOCUMENT COMMITTING BOTH THE LANDLORD AND THE TENANT TO THE TERMS CONTAINED THEREIN FOR THE DURATION OF THE SAID PERIOD.

TENANT FEES

In 2013, the Competition and Markets Authority issued guidance on the requirements for property ads to include full information about letting agent fees, including those that are variable and optional.  These rules are now incorporated into the consumer Rights Act 2015.  Our fee structure is as follows.
